Green Features in Beaman Homes
![]() The 2013 Parade of Homes entry by Beaman Building and Realty, Inc. was not only awarded the Gold Award for best home in its category of homes in the $835,000-$925,000 price range, but it was also certified at the Gold Level of Green Building under the certification guidelines of the (NGBS). At just under 4,000 square feet, the 4/5 bedroom – 4 bath home designed by Jay Beaman and located at the Raleigh Greenway entrance into Umstead State Park was sited and landscaped to reflect the forest setting with nature trails and natural planting areas surrounding the home, instead of a major high-maintenance, water-hogging, grass lawn.
The laundry list of special Green construction features included John Mansville`s Spider Spray fiberglass wall insulation, Enviro-Dry`s sprayable housewrap, and a complete overlay of ½” Dow rigid foam insulation board around the exterior of the home, all of which helped contribute to the home’s low air-changes-per-hour (ACH) rating of 2.4 ACH. In addition, the sealed crawl, tankless water heater coupled with an On-Demand hot water circulating system, Energy Recovery Ventilator, radiant barrier roof sheathing with solar reflective shingles, and Anderson Woodwright windows all played a role in achieving the home’s superior HERS rating of 49. Other notable Green features included dimmable LED lighting, EPA Water-Sense plumbing fixtures, bath fan timers, Energy Star appliances, Velux skylights and a Sun Tunnel for increased natural day-lighting within the home, rain harvesting and on-site composting equipment, Boracare non-toxic (to humans and pets) termite treatment, Velux solar powered venting skylight, and Low/No volatile organic compound (VOC) finishes and adhesives. The home was also pre-wired for an electric car-charging station, pre-plumbed for a future solar hot water collector, and pre-plumbed for an active radon venting system. Universal Design features included for improved accessibility included a single, easy-to-ramp 4”-step entry into the home, wide doorways, behind the wall blocking to support future grab bars, a curbless entry shower on the 1st floor, a 30” high work station / eating location in the kitchen dining area, and a designated location for a future elevator to the 2nd floor. The home received rave reviews from the many visitors during the Parade of Homes and was sold to a couple who toured it at that time.
