It is with the scaled Computer Aided Design or "CAD" drawings that we will develop a detailed set of specifications and obtain preliminary bids from our subcontractors and suppliers. With their pricing we will be able to prepare a formal budget to verify that we are in line with the client’s budget expectations. This will give our clients an insight at real pricing so they can go forward with confidence in the cost of the project. At this point they will also be able to make changes to the plan without significant design expense, if necessary.
Once we have refined the preliminary budget layouts, the development of the final working plans will begin. This does not take long to complete. While this is being done, work on interior decorating features and materials selections will commence in order to establish allowances for finish items such as fixtures, appliances, and decorating touches. The final budget will be based upon the client’s final plans, specifications, and selections. Our construction contract will be a fixed-price contract with allowances for any undecided selections which gives the customer the comfort of cost control for their project conditioned by their own choices.
